PMI of Tree City – Rental Qualification Standards

All applicants are evaluated using PMI of Tree City's standard screening and qualification criteria. Approval is based on the overall application and may include the following:

  1. Income: Gross household income should generally equal or exceed 3× the monthly rent. All income is subject to verification.
  2. Credit: Applicants should generally have a minimum credit score in the 620–650 range. Credit requirements may vary based on the overall strength of the application, including income, rental history, security deposit, lease term, credit history, and other relevant screening factors.
  3. Rental History: Rental history may be verified with current and/or previous landlords. Payment history, late payments, lease violations, property condition, outstanding balances, and other relevant rental history may be considered.
  4. Eviction History: Eviction records and landlord-related collections or judgments may be considered as part of the overall application and may result in denial depending on the circumstances.
  5. Background Screening: Applicants are subject to criminal background screening. Results are evaluated in accordance with applicable federal, state, and local fair housing requirements and PMI of Tree City's screening policies.
  6. Employment & Income Verification: Employment and/or income must be verifiable. Applicants may be required to provide pay stubs, bank statements, tax documents, employment verification, benefit statements, or other supporting documentation. Self-employed applicants may be required to provide additional documentation.
  7. Occupancy Standards: Occupancy is subject to applicable property-specific requirements and federal, state, and local housing and occupancy standards.
  8. Pets: All applicants must complete the required PetScreening profile, including applicants without pets. Pet approval, restrictions, deposits, fees, and monthly pet rent may vary by property and screening results. Assistance animals are handled in accordance with applicable fair housing requirements.
  9. Application Fee: A $50 application fee per adult applicant is required.
  10. Identity Verification: Applicants must complete identity verification and may be required to provide a valid government-issued photo ID.
  11. Co-Signers/Guarantors: Co-signers or guarantors may be permitted depending on the property and circumstances. Additional qualification requirements may apply.
